Our
Approach
After all the dreaming, the time finally comes to put those ideas on paper and to begin the building process. Many people consider constructing a custom home to be the most ambitious undertaking of their lives, and the process can seem somewhat daunting since your budget is likely more limited than your options. Where do you start? What do you need to do, and who should you talk to first?
Preliminary Phase:
-
The first step is to determine your budget. Estimating the cost of a custom home at this point is not possible because of many unknown variables, including the intricacy of the design, the location of the lot, the topography of the land, and the types of building materials you choose. Do you plan to entertain? How many bedrooms do you need? How long do you plan to live there? Make sure to set realistic expectations. Clients with discriminating tastes often opt for custom home builders, who can build homes tailored to their decorative and lifestyle preferences.
-
The first person you should talk to is a reputable, licensed builder. Often, hopeful homeowners make the mistake of hiring an architect or a home designer first, only to be left with plans that cannot be executed easily or within your budget. When browsing the internet for builders, look for one with an excellent reputation for solving problems, staying on top of details, and communicating well with clients; and do not forget to view portfolio photos and read client testimonials and online reviews.
-
After your builder assesses your needs and gets a good feel for your personality, the next step is to assemble a creative team of experts. At Kyle Watson Homes, our design process is a team effort, and our clients are integral parts of that team. We have preferred architects and home designers, and we refer each client to an interior designer whom we consider best-suited for the type of project and the personality of the client. We want our clients to be as involved as they want to be in the entire process, from choosing the right piece of land (if they have not already done so), to creating a floorplan, selecting finishes and materials, and planning the landscaping.
Due-Diligence Phase:
-
This is the stage in which zoning, height, and other restrictions are considered. Kyle Watson Homes requires a soil engineer conduct a test to examine the soil strata of the lot in order to ensure the foundation is designed properly. This step is critical because it can prevent future large-scale headaches for the homeowner. Once those factors are known, the project team can finally work together to determine a realistic project budget, which should include a contingency budget for unforeseen costs.
Design and Permitting Phase:
-
This is the phase in which the project concept and construction documents are finalized and the builder acquires all permits to begin the construction process.
Construction Phase:
-
After all the preliminary steps have been completed, the most exciting phase – the construction of your impressive new home – can begin. A good builder will ensure the process goes smoothly, despite unexpected challenges that often arise. Kyle prides himself on communicating with his clients from the beginning to the end of the process so they feel listened to, informed, and in control. If a challenge occurs, Kyle contacts his client as soon as possible to explain his plans to overcome the issue. Good communication and proper planning throughout the building process ensure outcomes that are sources of pride and excitement for everyone involved.
